Calculating Volume

I have a question about the 2.5D tool

I have a project that was recently a parking lot. (I had scanned it prior) Then now that we have removed the lot and started digging, we wanted to know how much material has been removed. Basically a before and after comparison. I have the scans aligned and when I use the 2.5D tool, it doesn't appear to be quite right.

Is the calculated volume in square feet or square yards?

leave it empty in ground and ceiling

How does it give you a number then? Just trying to understand the -8,000 number it is giving me

I attached a demo example
Try to leave it empty in ground and ceiling
then average height or interpolate in ground and ceiling and find the difference
of course, average height or interpolate is wrong in most of the cases
real volume is 11995
11970 is cut-fill

unit of volume is the same unit of pointscloud (meter foot etc)
cc does not use any unit
